You have a closing date. The buyer's inspector has handed over a list you didn't write and can't argue with, and every item on it is now between you and the sale.
We work off the inspector's report, line by line. Bring the PDF. The quote comes back itemized against the same numbering, so your agent and the buyer's agent can both see exactly what's covered and what isn't.
Photographs when it's finished. Before and after on each item, so you have something to send rather than a promise that it got done.
The date is the point. If the closing date cannot be met, you will know before the job is accepted. Any item requiring a licensed trade — electrical, HVAC or plumbing behind the wall — is identified at the start.
